Then, when the opportunity arose, he chose to <strong>take over<\/strong> the very estate where he had learned his craft, determined to continue <strong>developing<\/strong> the vineyard he had grown so fond of.<\/p>\n\n\n\n<p>He took out loans, <strong>worked<\/strong> tirelessly, and preserved the <strong>quality<\/strong> of the land he managed. Jean-Luc is a man of <strong>precision<\/strong>. His 16 hectares, planted with Cabernet Franc and Chenin, are a <strong>testament to his high standards<\/strong>: not a single vine missing. The soils are carefully managed, and his approach is fully reasoned.<\/p>\n\n\n\n<p>He operates under a <strong>100% n\u00e9gociant business model<\/strong>. The buildings are clean and well maintained. Since he does not vinify on-site, the winery facilities are <strong>fairly small<\/strong>, and there is no space dedicated to welcoming customers.<\/p>\n\n\n\n<p>At 59, he begins to <strong>reflect on selling<\/strong> his estate, with no successor in sight. For some candidates, the <strong>budget<\/strong> exceeds their financial capacity; for others, the <strong>economic context<\/strong> slows decision-making. A few profiles encounter a more practical challenge: although impeccably maintained, the <strong>existing buildings do not match<\/strong> their commercial ambitions: lacking space for vinification, customer reception, or greater visibility.<\/p>\n\n\n\n<p>&#8212;<\/p>\n\n\n\n<h4 class=\"wp-block-heading has-green-color-color has-text-color has-link-color wp-elements-d79aa1e3fdba08066e6e22ed51ab2731\">23 May 2024<\/h4>\n\n\n\n<p>We receive a call from Jean-Luc, who wants to <strong>share an idea<\/strong>. His <strong>neighbours<\/strong>, also former winegrowers, are considering <strong>selling their buildings<\/strong>: a beautiful maison de ma\u00eetre, a characterful troglodyte cellar, and a functional equipment shed.<\/p>\n\n\n\n<p>A shared idea begins to take shape: to sell only his <strong>vines, and pair them with the neighbours\u2019 buildings<\/strong> in a joint offer. The pieces of the puzzle start falling into place. This new configuration, combining an exceptional vineyard with high-value infrastructure, would <strong>meet the expectations<\/strong> of current buyers far more effectively.<\/p>\n\n\n\n<p>It marks a change of course, but also a perfect example of the <strong>flexibility and attentive listening<\/strong> that guide every project at Ampelio. Former <strong>winegrowers<\/strong> based in Br\u00e9z\u00e9, they had transferred their vines to a successor some time ago.<\/p>\n\n\n\n<p>They now wish to sell all the <strong>remaining infrastructure<\/strong>: a large, traditional Saumur-style <strong>manor house<\/strong> with a beautiful garden, charming outbuildings ideal for creating an <strong>office<\/strong>, and a distinctive <strong>troglodyte cellar<\/strong> used as a barrel room.<br>On the other side, with its own independent entrance, lies a spacious courtyard with an <strong>agricultural hangar and grape reception area<\/strong>.<\/p>\n\n\n\n<p>The <strong>potential<\/strong> is immediately clear. The property is <strong>charming, functional, and harmonious<\/strong>. We meet him for the first time during a visit to an estate in Anjou.<br>His vision is already <strong>well-formed<\/strong>. He knows what he wants: a 10- to 20-hectare estate, located around Dou\u00e9-la-Fontaine, with a varied grape composition, and a limited budget since he has little personal savings.<\/p>\n\n\n\n<p>As the months pass, Cl\u00e9ment remains actively engaged. He visits, compares, and projects himself into each opportunity.<\/p>\n\n\n\n<p>__<\/p>\n\n\n\n<h4 class=\"wp-block-heading has-green-color-color has-text-color has-link-color wp-elements-b44e99697501fc1c94af3dbea4b9b740\">May 2024<\/h4>\n\n\n\n<p>After more than a year of discussions, Cl\u00e9ment\u2019s perspective begins to broaden. Little by little, Anjou gives way to the discovery, or rather, rediscovery, of the <strong>Saumur<\/strong> vineyard area. He wants to support a project carried by committed individuals, with a clear vision and the desire to grow a business that respects both nature and its territory. For him, investing means <strong>supporting, structuring, and helping potential<\/strong> come to life.<\/p>\n\n\n\n<p>Over time, we develop a strong relationship with this investor, built on openness and transparency. Together, we have studied several projects.
