The first meeting with a winegrower or estate owner is always a pivotal moment. At Ampelio, we are committed to systematically visiting the estate in person, meeting winegrowers directly at their place of work. This allows us to discuss the estate openly and transparently, its characteristics, its history, your reflections, and the reasons leading you to consider a valuation or transfer.

The decision to transfer an estate is deeply personal. It may be linked to a stage in life, financial considerations, or simply the desire to pass the torch. In every case, it is an intimate process that requires time, attentive listening, and absolute discretion.

During these initial discussions, we also present our working methodology, our areas of expertise, and our core values, while answering all your questions. This open and sincere dialogue lays the foundation for a relationship built on mutual trust, an essential prerequisite for moving forward.

Should you decide to entrust your project to Ampelio, we then move into a more in-depth assessment phase. Our team conducts a comprehensive analysis of the estate’s technical and financial components: land holdings, buildings, commercial activity, key financial figures, legal status, and corporate structure.

All information is handled exclusively by our team for the sole purpose of delivering a fair, realistic, and strictly confidential valuation.
No data is shared or disclosed. Confidentiality is a firm commitment that we uphold from start to finish and even beyond the completion of the transaction.

If your intention is to transfer your estate, our collaboration begins with the signing of a sales mandate, as required by our regulated professional status.
This document clearly defines the scope of the sale, the precise contours of our mission, the potential marketing channels, and the confidentiality arrangements. It provides a clear and protective legal framework for all parties involved.

We then prepare the materials necessary to present the estate to potential buyers:

  • A confidential presentation sheet (teaser), without any mention of the estate’s name or location, is created to initiate initial discussions with prospective purchasers.
  • A comprehensive information memorandum is subsequently drafted, outlining the estate’s key elements. This document is only shared following a discussion with the buyer and the signing of a confidentiality agreement (NDA).

Visual materials are produced by a professional photographer, in accordance with your preferences. The images selected for distribution are carefully reviewed to exclude any identifiable elements: labels, buildings, recognizable views, faces, and other distinctive features.

A listing is published on our website and shared via our professional networks (LinkedIn), without disclosing the name or location of the estate. All content is validated with you in advance to ensure full confidentiality and strict control over the information you agree to share.

As the sales process progresses, prospective buyers, always bound by their confidentiality agreement, visit the estate at times that suit you. These visits are systematically conducted in the presence of the winegrower and a member of our team.

Throughout the transaction process, we work closely with your advisors, notaries, chartered accountants, and lawyers. All parties involved are bound by strict confidentiality standards, upheld consistently at every stage of our exchanges.

In a context where discretion and confidentiality have become essential criteria for many winegrowers, an off-market sale can be an effective and reassuring strategy. At Ampelio, all of our online listings are, of course, already handled with the utmost discretion. However, for certain owners seeking absolute confidentiality, we offer a genuine private sale process, with no publication on our website or social media channels.

This off-market vineyard sale approach, comparable to off-market real estate transactions, ensures the estate’s anonymity is fully preserved while targeting qualified and reliable buyers. It is subject to specific conditions and can only be implemented after an in-depth discussion with our team. This enables us to assess together the relevance of such a strategy, taking into account the estate’s profile, the proposed timeline for the transfer, and the winegrower’s objectives.

These off-market opportunities are then presented exclusively to buyers we know personally, individuals we have met, whose projects have been carefully reviewed and validated as credible. In a complex economic environment, this confidential approach reflects a genuine market evolution, offering high-quality, human, and highly targeted introductions. For the buyer, it is a rare privilege: gaining access to exclusive wine estates available off-market.

Confidentiality is equally central to our approach when working with buyers. Each prospective purchaser is first contacted through a preliminary phone discussion, enabling us to accurately qualify their search criteria, project, and financial capacity.

When a buyer expresses interest in an estate, they are required to sign a confidentiality agreement (NDA) before gaining access to the full information memorandum. This document governs the exchange of information and formalizes several key commitments:

  • to use the information solely for personal purposes and with discretion;
  • not to disclose it to third parties who are not bound by the same confidentiality obligations;
  • not to contact the owner or the owner’s companies directly;
  • to return all documents should the project not proceed.

This process ensures secure and controlled exchanges for all parties involved, preventing any unauthorized circulation of sensitive information.

During the feasibility and financial assessment phase, particularly when preparing an offer, we may recommend specialized advisors (chartered accountants, brokers, notaries, lawyers) with whom we are accustomed to working in a relationship built on trust and professionalism.

Buyers may also be granted access to more sensitive information, such as financial statements, commercial data, or inventory details. These elements are only disclosed once the seriousness and credibility of the project have been clearly established.

Some buyers, whether employees within the sector or established wine groups, may themselves require absolute discretion regarding their acquisition strategy. We are committed to safeguarding the confidentiality of their approach with the same level of rigor applied to sellers.

In rare cases, if certain elements lead us to question the consistency or seriousness of a project, we may decide not to pursue discussions further.

Once the sale is concluded, we publish the name of the transferred estate on our website and via LinkedIn. However, the identity of both the sellers and the buyers is never disclosed. We also do not communicate the terms of the sale, the transaction price, or the scope of the transfer. This rule is applied systematically, regardless of the estate’s reputation or the profile of the parties involved.

Furthermore, all documents, data, and communications collected throughout our advisory process are securely archived internally. No external sharing takes place, either during or after the transaction.

We also offer sellers and buyers the opportunity to share anonymous testimonials on our website or social media channels. These insights help illustrate the reality of wine estate transfers while fully preserving each party’s identity.
