The Muscadet wine region offers a wide variety of vineyard estates, suitable for those looking to establish themselves as winegrowers, make a career change, invest in a vineyard property, or expand an existing wine estate.
From large-scale wine estates to smaller, family-sized vineyards set on exceptional terroirs, the Pays Nantais caters to a broad range of ambitions and budgets.
Ampelio presents a selection of vineyard estates currently for sale in Muscadet and the Pays Nantais.
Located around the city of Nantes, the Muscadet wine region stretches from the Loire estuary and the Ancenis area through the vineyards of Clisson and Vallet, all the way to Lake Grand-Lieu.
Viticulture in the Pays Nantais dates back to Antiquity. Winegrowing continued to develop throughout the Middle Ages, before expanding significantly thanks to Nantes’ maritime trade and Dutch wine merchants. Muscadet Sèvre et Maine and Muscadet Coteaux de la Loire were among the first French wine appellations to receive official recognition in 1936.
Melon de Bourgogne is the region’s signature grape variety. It produces fresh, elegant white wines, often characterised by subtle saline notes, traditionally paired with fish and seafood. Particularly responsive to soil characteristics, this grape variety showcases the region’s remarkable geological diversity, including granite, gneiss, orthogneiss, schist and gabbro.
Long renowned for its fresh, approachable white wines, Muscadet is now experiencing a genuine revival. A renewed focus on individual terroirs, extended ageing on lees (sur lie) and the recognition of specific geographical designations are helping to elevate wine quality and reshape the region’s reputation.
The Pays Nantais wine region is home to four Muscadet Protected Designations of Origin (PDOs), alongside several other appellations that contribute to the diversity of local wine production.

The Muscadet wine region offers attractive opportunities for those looking to establish themselves as winegrowers, make a career change, expand an existing wine estate or invest in vineyard property.
First and foremost, the region benefits from a strong and well-established identity. Its white wines are shaped by an oceanic climate and a remarkable diversity of terroirs. The Melon de Bourgogne grape variety responds particularly well to the characteristics of each terroir, allowing winemakers to produce everything from approachable, fruity wines to more prestigious cuvées.
In recent years, the Muscadet wine region has undergone a significant transformation. Improvements in wine quality, the development of communal designations (Crus Communaux) and the work of a new generation of winemakers are helping to reshape Muscadet’s reputation.

Vineyard land prices remain particularly affordable, with planted vineyards currently valued at between €10,000 and €15,000 per hectare. The diversity of vineyard properties for sale is another major advantage: the market includes both large, well-established wine estates and smaller vineyards located on high-quality terroirs or within recognised communal designations.
Finally, the proximity to Nantes and the Atlantic coast provides an attractive lifestyle, access to a substantial local customer base and promising opportunities for direct wine sales and wine tourism.
Vineyard estates sold by Ampelio in the Muscadet wine region have ranged in price from €500,000 to €3 million, including private residential properties. These figures are based on transactions completed by our agency and should be considered an initial indication rather than a pricing guide applicable to the entire market.
Transactions at the higher end of this range (above €2 million) involved very large wine estates covering more than 90 hectares. They are therefore not representative of the majority of vineyard properties available on the market.
