But when it takes place in a prestigious appellation such as Saumur–Saumur Champigny, supported by a carefully structured financial plan involving private investors and a team of dedicated advisers, it becomes a truly inspiring example.
This story shows how, even without initial capital, a determined and passionate winegrower can establish himself sustainably thanks to a powerful synergy between key players in the wine sector: investors, retiring growers, consultants, financial partners, and Ampelio, working closely with the land and the people behind it.

Before going any further, it’s essential to introduce the main figures of this story.
Each comes from a different background, each carries a meaningful project, and together they formed the perfect combination for this vineyard installation.

The winegrower and his estate
13 September 2023
This is when we first meet Jean-Luc.
For ten years, he worked as an employee on an estate in Bellevigne-les-Châteaux, in the heart of the Saumur wine region. Then, when the opportunity arose, he chose to take over the very estate where he had learned his craft, determined to continue developing the vineyard he had grown so fond of.
He took out loans, worked tirelessly, and preserved the quality of the land he managed. Jean-Luc is a man of precision. His 16 hectares, planted with Cabernet Franc and Chenin, are a testament to his high standards: not a single vine missing. The soils are carefully managed, and his approach is fully reasoned.
He operates under a 100% négociant business model. The buildings are clean and well maintained. Since he does not vinify on-site, the winery facilities are fairly small, and there is no space dedicated to welcoming customers.
At 59, he begins to reflect on selling his estate, with no successor in sight. He had anticipated his retirement and had already spent the previous year working with his advisers on valuing the estate and preparing the legal and financial framework for winding down his activity.
Deeply attached to his vines, he is also eager to stay on for a while to support a future buyer.
After a few days of reflection following our meeting, he places his trust in us and decides to grant us the sales mandate.
We then begin working on the vineyard map, the farm buildings, the legal elements, financial statements, and equipment, in order to determine a fair and accurate selling price.

The mandate is signed, we identify an initial list of potential buyers, and the process begins.
The presentation files are sent out, and the Saumur and Saumur Champigny appellations generate immediate interest.
But limitations soon appear. For some candidates, the budget exceeds their financial capacity; for others, the economic context slows decision-making. A few profiles encounter a more practical challenge: although impeccably maintained, the existing buildings do not match their commercial ambitions: lacking space for vinification, customer reception, or greater visibility.

We receive a call from Jean-Luc, who wants to share an idea. His neighbours, also former winegrowers, are considering selling their buildings: a beautiful maison de maître, a characterful troglodyte cellar, and a functional equipment shed.
A shared idea begins to take shape: to sell only his vines, and pair them with the neighbours’ buildings in a joint offer. The pieces of the puzzle start falling into place. This new configuration, combining an exceptional vineyard with high-value infrastructure, would meet the expectations of current buyers far more effectively.
It marks a change of course, but also a perfect example of the flexibility and attentive listening that guide every project at Ampelio. From this moment on, a new dynamic emerges.
Former winegrowers and their buildings
28 May 2024
Following our discussion, we get in touch with the M. family. Former winegrowers based in Brézé, they had transferred their vines to a successor some time ago.
They now wish to sell all the remaining infrastructure: a large, traditional Saumur-style manor house with a beautiful garden, charming outbuildings ideal for creating an office, and a distinctive troglodyte cellar used as a barrel room.
On the other side, with its own independent entrance, lies a spacious courtyard with an agricultural hangar and grape reception area.
The potential is immediately clear. The property is charming, functional, and harmonious. It offers exactly what many aspiring winegrowers are looking for: a combined living and working environment, perfectly suited for launching a new activity.
The process moves forward quickly, and the M. family entrusts us with the sales mandate.

A worker who dreams of setting up his own estate
Clément is a young vineyard worker in his thirties.
In 2001, he settled in the south of Anjou, near Saumur, where he now lives with his family.
He took his first steps in the wine industry in 2017, working as a vineyard labourer on an estate in the Angevin terroir. He then multiplied experiences across several properties, a path that naturally led him to the position of assistant vineyard manager.

Clément takes a decisive step and contacts us through the Ampelio website. His message is clear and thoughtful: he has a plan to set up his own estate, not immediately, but definitively. He sees it as a medium-term trajectory, giving himself time to mature the idea, refine his expectations, and find the right place.
Months go by, punctuated by conversations and shared opportunities. We meet him for the first time during a visit to an estate in Anjou.
His vision is already well-formed. He knows what he wants: a 10- to 20-hectare estate, located around Doué-la-Fontaine, with a varied grape composition, and a limited budget since he has little personal savings.
As the months pass, Clément remains actively engaged. He visits, compares, and projects himself into each opportunity.

After more than a year of discussions, Clément’s perspective begins to broaden. Little by little, Anjou gives way to the discovery, or rather, rediscovery, of the Saumur vineyard area. His search perimeter expands, yet always remains coherent.
After careful consideration, he also accepts that his project could be supported by an investor in order to ensure a sustainable installation.

When we cross-reference the information about Jean-Luc’s vineyard and the buildings recently entrusted to us by the M. family, Clément’s profile immediately stands out as a perfect match.
We quickly contact him to present the opportunity. From the very first conversation, his interest is clear. We discuss the various aspects with him: the strengths, the points requiring attention, and the perspectives for adaptation. A visit is scheduled without delay.

On the day of the visit, the tour begins in the impeccably maintained vineyards. Then comes the discovery of the buildings: the troglodyte cellar, the hangar, and the maison de maître.
And there, the connection is immediate. Clément can already picture himself on the property, both as a family home and as the ideal place to launch his activity.
The land investor, driven by a passion for wine

This first investor contacts us with a clear and sincere project: he wishes to invest in a vineyard in the Loire Valley and lease the vines to a grower.
A former farmer and a wine enthusiast, he had saved throughout his career to fulfil a lifelong dream, investing in a wine estate and one day seeing a bottle produced from “his” terroir.

He is immediately very interested. The vineyard aligns perfectly with what he is looking for, and he is ready to move forward. The only remaining step is finding the right winegrower. Someone capable of embodying and operating this project.
The capital investor, driven by viticultural projects

We meet an investor who works within the wine industry and is passionate about wine but even more passionate about human stories and entrepreneurial journeys.
His goal is clear: to take a minority stake in the capital of a wine company being taken over by one or more new project leaders.
But beyond the location or the structure itself, what motivates him above all is the human element. He wants to support a project carried by committed individuals, with a clear vision and the desire to grow a business that respects both nature and its territory. For him, investing means supporting, structuring, and helping potential come to life.
Over time, we develop a strong relationship with this investor, built on openness and transparency. Together, we have studied several projects. But as often happens in business, not all elements align: sometimes the timing is off, sometimes the tax framework is limiting, and sometimes projects simply lack the right complementarity.

We present the full project to him: the vines purchased by one investor, the buildings and lease taken over by a young winegrower setting up his estate. But to secure the entire structure, especially in the eyes of banking partners, an additional capital contribution is needed.

Creating the chemistry and structuring the project
The idea of bringing Clément together with the first investor (the land investor) came to us quite naturally and quickly. On one side, a passionate young winegrower ready to embark on his own journey. On the other, an investor seeking a meaningful and well-structured agricultural project.
When we carry out the visit with Clément, we are already in active discussions with the investor. So when he confirms that his personal financial contribution will be limited, we spontaneously mention this potential partnership.
But in this kind of arrangement, aligning interests is not enough. The success of such a project depends above all on the quality of the human relationship.

We organize a full day dedicated to the project: lunch with the investor for informal discussions, then a detailed visit of the vineyard.
We also want to introduce him to two potential operators: Clément, of course, and a couple of winegrowers looking to expand.
The meetings go well; each party presents their project, ambitions, and expectations.
Clément shares his passion for viticulture, for the Saumur terroirs, his wish to convert the vineyard to organic farming, and his business projections.
The choice quickly becomes clear. The connection is natural, the values align, and the shared desire to move forward is unmistakable.

July – August 2024
Over the summer, Clément begins working on his business projections, supported by the accountant we recommended. He must plan for the purchase of the buildings, equipment, and the reinvestment required for his company.
Meanwhile, negotiations are nearing completion, and the investor’s offer to purchase the vines is countersigned by Jean-Luc.
Both parties continue to meet, visit the vineyard, and refine their shared project.
A lease will therefore be signed on the same day as the final deed between the investor, who will then own the vines, and our future winegrower, who will operate them.

September 2024
Clément proceeds with the purchase of the M. family’s buildings, and the offer is accepted in September.
We then contact the various notaries to establish a detailed retro-planning schedule and coordinate the drafting of the sale agreements and the rural lease.
But even a well-prepared winegrowing project always brings its share of surprises and the next chapter would soon remind us of that.
Human commitment in the face of challenges
October 2024
Every adventure has its setbacks. We receive an email from Clément informing us that he will ultimately not be eligible for the Young Farmers Grant (DJA), a public subsidy that is essential for many new agricultural installations.
The new regulations now require a Level 4 agricultural diploma to qualify for the DJA. Despite his seven years of experience in the vineyards and a structured, concrete project, no equivalence can be granted. The verdict is final: several tens of thousands of euros in public aid disappear.
Immediately, the accountant resumes work and revises the financial projections without including this subsidy.
The professional loan broker reviews the figures once again and assesses how they might be presented to the banks. But his conclusion is clear: under these conditions, the project cannot be financed.
With only 10% personal contribution, Clément remains below the usual thresholds required by banks, which generally expect at least 15–20% in guarantees. The calculation is harsh but simple: around €100,000 are missing for the project to be financially viable.
At Ampelio, we strongly believe in Clément’s project. We are convinced that his installation will succeed and that his new estate will help elevate the Saumur vineyard.
So, we must find a solution.
We inform all stakeholders of this setback. Each one expresses a willingness to review the situation and help in their own way. Jean-Luc even agrees to make several adjustments (including a deferred sale of equipment), allowing us to continue believing in the final project.
For our part, we begin identifying investors who might take a stake in the company’s capital.

November 2024
This is where our paths cross again with the passionate investor mentioned earlier.
We present the situation to him the structure envisioned, the strength of the project. He listens attentively, and his interest is immediate. In the days that follow, he dives into the analysis: legal elements, economic projections, business forecasts.
Ten days later, we organise a meeting between him and Clément.
Clément speaks with the same passion that has driven him from the beginning. He outlines his project, his ambitions for the estate, and his vision for the vineyard of tomorrow. His rigour, realism, and commitment make a strong impression. The investor is convinced not only by the authenticity of the project, but also by the seriousness and reliability of the person behind it.
The next step is to refine the financial structure, determine the details of the participation, and define the terms of capital entry.
Lawyers, accountants, and the loan broker all resume work to move the project forward.

After meetings, analyses, and financial projections and as an early Christmas gift our investor agrees to join the adventure!
A project becoming reality
I would love to say that from the moment the preliminary agreement was signed, everything unfolded smoothly. But taking over a wine estate often means embracing the unexpected as much as the project itself. Until the very last days, there were adjustments to make, doubts to overcome, disagreements to resolve, documents to revisit… and countless small mountains to climb.
Yet at every stage, determination never faltered. Clément’s, first of all unwavering and inspiring. And that of the sellers, the investors, the partners, the teams. Everyone moved forward, driven by a shared conviction: this project was worth it.
Every transmission is a unique story. And every winegrowing journey we support is a balance of rigour, trust, and passion.
This story perfectly reflects what we stand for at Ampelio: a wine estate transition approached as a whole human, economic, and technical.
This project was far from a smooth river. It required dialogue, discipline, and adaptability. But it also shows that with a clear vision, structured guidance, and aligned partners, ambitious projects can emerge even with limited personal capital.
Today, a new chapter begins in Saumur: the Terres des Carmes estate is officially born, ready to produce wines for many years to come.
And we are proud to have played a part in its creation.
