Vineyard Estate Transfers in the Loire Valley: 2025 Key Figures and 2026 Outlook

After a 2024 vintage marked by challenging climatic conditions, 2025 proved to be more favourable, although a number of uncertainties, inevitable in this profession, continued to shape the daily lives of winegrowers. And that is precisely what makes this profession so rich and rewarding.

That said, the economic environment remains challenging: declining consumption, increasing competitive pressure, rising production costs and ongoing weather-related uncertainty. The wine sector is still undergoing significant transformation, with many challenges ahead.

Despite this context, we observe every day that the Loire Valley continues to attract buyers, whether first-time winegrowers, professionals changing careers, investors, or established winegrowers looking to expand their estates.

This attractiveness can be explained by several key factors: land prices that remain relatively accessible, an ongoing move upmarket in wine quality, growing recognition of appellations, the diversity of terroirs… and a region that is comparatively less exposed to the effects of climate change.

Ref. 299

Among the most significant vineyard transfers of 2025, file ref. 299 perfectly illustrates what makes a successful wine project so valuable: a balance of passion, collective commitment and professional coordination.

At the heart of the project was a young, passionate winegrower with a clear vision for setting up his own estate. Alongside him, two investors, convinced by the project’s ambition and eager to be part of a meaningful human and viticultural venture. On the other side, two retiring winegrowers, keen to transfer their estate and agricultural buildings while preserving the soul of the property and the work of a lifetime.

Bringing these five stakeholders together required the construction of a shared project. As is often the case with complex vineyard transfers, nothing was predetermined: timelines had to be adjusted, expectations aligned, and unforeseen legal and financial challenges addressed.

This is where Ampelio’s central role truly came into play, orchestrating discussions, coordinating advisors (notaries, lawyers, brokers and accountants), and maintaining a clear direction right through to final completion.

This collaborative effort led to the creation of Domaine Terres des Carmes, a fully realised project that demonstrates how shared passion can bring people together and help build the future.

It is always difficult to define clear trends in terms of the estates sought after or buyers’ expectations. Our 13 years of experience in vineyard estate transfers have taught us one thing: every project is a unique encounter between a place, a winegrower and a vision.

The Loire Valley is a land of diversity, and it is precisely this richness that underpins its strength and enduring appeal within the French wine landscape. For this reason, we should not limit our outlook: there is a suitable successor for every estate.

What cannot be controlled, however, is timing.

This is why anticipation is essential.

For a selling winegrower, anticipating means taking the time to reflect on the transfer project, enhance the value of the estate, work alongside trusted advisors to reorganise the business, and allow a serious successor to emerge under the right conditions. It is also a way to better prepare both the human and professional transition.

For a buyer, anticipation makes it possible to build a coherent project, define a region and appellation aligned with long-term objectives, develop a solid business plan, and benefit from the support required to secure a successful installation.

What we can state with certainty today is that winegrowers will need to adapt. The successor may not always be the one originally envisioned. Budgets may require adjustment. In some cases, estates may need to be restructured to improve accessibility, or vineyard surface areas reconsidered.

We see this every day: transferring a vineyard estate requires flexibility, communication, coordination and a genuine willingness to move forward.
